Closing disclosure explained, line by line
Decode the document you'll receive at least three days before closing.
By law, you'll receive your Closing Disclosure at least three business days before closing. Use that time. It lists your final loan terms, monthly payment, and every closing cost in detail. Compare it against the Loan Estimate you received earlier in the process; if numbers have shifted significantly without explanation, that's worth a direct conversation with your lender before you sign anything.
