Escalation clauses and what's negotiable

An escalation clause automatically increases your offer by a set increment if a competing offer comes in higher, up to a cap you set. It's useful in bidding wars, but it can also reveal your ceiling to the seller. Beyond price, almost everything is negotiable: closing date, who pays for what at closing, included appliances, and repair credits.
