Who pays your agent after the 2024 NAR settlement, and what to ask.

Before 2024, sellers typically paid both agents — usually 5–6% of the sale price, split roughly in half. The 2024 NAR settlement changed the rules: buyer-agent compensation is now negotiated separately and disclosed upfront in a written Buyer Agency Agreement you sign before touring homes. In practice many sellers still offer to cover the buyer's agent in the listing — the amount just varies and is more visible now — but you could be asked to pay some or all of it. Ask directly, in writing: "Would I ever owe anything out of pocket if the seller doesn't cover your fee?" A good agent answers that clearly and early; if they're cagey about money, that's worth noting.
